Rats are drawn to areas with food, water, and shelter. Discourage rat infestations in landscaping by keeping areas clean and free of debris. Trim back overgrown vegetation and eliminate food and water sources. Clean up fallen fruit, secure trash and compost, and remove standing water.
Rat-resistant plants and barriers like rocks or fencing also help deter rats from entering landscaped areas.
Guideline 2
Encourage residents to dispose of their waste properly by providing ample bins and making sure they’re regularly emptied, or pest and rodent infestations will happen quickly and spread rapidly.
These pests are attracted to food and shelter from overflowing garbage and reproduce quickly in these conditions. Within weeks, a small infestation will become a major problem, requiring professional extermination services.
Guideline 3
Keep an eye on pest control weekly. Pests like rats and cockroaches can spread diseases, make residents feel uneasy, and quickly reduce the value and saleability of the property. Make sure to call in the professionals if you suspect an infestation.

Subcontract the regular cleaning of communal areas like stairwells and elevators. These areas can quickly become dirty and unhygienic if left unchecked. Use eco-friendly pest deterrent cleaning products.

Make sure all communal areas are well-ventilated and make structural changes if there are dank, dark areas or “nooks and crannies” that are infestation risks. Doing so will reduce the risk of mould and mildew, which can cause health problems for residents.

Make sure all communal or contractor bathrooms and kitchens are regularly cleaned and well-stocked with soap and other hygienic essentials.

Encourage residents to keep their own units clean and tidy. This will not only improve the overall appearance of the complex but will also reduce the risk of cross-contamination. Dirty kitchens are a huge attractant for cockroach infestations.
Guideline 8
Make sure all communal areas have adequate lighting to improve the overall appearance of the complex and improve safety and security.
Guideline 9
Keep an eye on the communal swimming pool. Make sure it’s properly maintained and cleaned to prevent the growth of harmful bacteria.
Guideline 10
Encourage residents to use environmentally friendly cleaning products to reduce the environmental impact of cleaning, improve air quality, and reduce the risk of respiratory problems. A complex that gains a reputation for being a strictly eco-friendly complex will increase in market value.
